FULL MANAGEMENT SERVICE

10% of monthly rental of your property, minimum 6 months tenancy apply
Ideal for landlords that require a full and comprehensive management. Our extensive range of services includes:
- Extensively marketing your property (your property will be marketed in most popular websites in the UK)
- Arranging accompanied viewings, finding suitable ideal tenants for your property and Negotiate the best   possible terms.
- Collecting references (from bank, employers and previous landlords) of prospective tenants
- Performing credit checks where applicable on prospective tenants
- Providing tenancy agreements and inventories when tenants check in.
- Collecting damage deposits and rent throughout the tenancy and pursuing any arrears
- Providing guarantor letters where applicable (e.g. parents/guardians of a student tenant as guarantor) *   guarantor must be a UK homeowner*
- Arranging repairs / improvements and liaising with contractors as required
- Carrying out periodic inspections of the property (as agreed)
- Handling maintenance issues.
- Ensuring that all utility bills and council taxes are settled at the end of the tenancy
- 'Checking-out' tenants at the end of the tenancy; reviewing the inventory and agreeing any damage/repairs   required.

INTRODUCTION ONLY SERVICE

2 Weeks rental of your property

Ideal for landlords that need assistance in finding tenants but wish to deal with all other aspects of property management themselves. To ensure that you find the most suitable tenants we:
- Extensively market your property (your property will be marketed on the most popular UK websites)
- Have an existing database of tenants ready and waiting for ideal properties in the local area
- Arrange accompanied viewings for you
- Collect references (From banks, employers and previous landlords) of prospective tenants
- Perform credit checks where applicable on prospective tenants
- Provide tenancy agreements and inventories when tenants check in
- Provide guarantor forms where applicable * Guarantor must be a UK homeowner*
- Collect the first month's rent and any damage deposits for you when tenants check in
- Manage the transfer of utilities.
