- Performing credit checks where applicable on prospective tenants
- Providing tenancy agreements and inventories when tenants check in.
- Collecting damage deposits and rent throughout the tenancy and pursuing any arrears
- Providing guarantor letters where applicable (e.g. parents/guardians of a student tenant as guarantor) * guarantor must be a UK homeowner*
- Arranging repairs / improvements and liaising with contractors as required
- Carrying out periodic inspections of the property (as agreed)
- Handling maintenance issues.
- Ensuring that all utility bills and council taxes are settled at the end of the tenancy
- 'Checking-out' tenants at the end of the tenancy; reviewing the inventory and agreeing any damage/repairs required.

- Collect references (From banks, employers and previous landlords) of prospective tenants
- Perform credit checks where applicable on prospective tenants
- Provide tenancy agreements and inventories when tenants check in
- Provide guarantor forms where applicable * Guarantor must be a UK homeowner*
- Collect the first month's rent and any damage deposits for you when tenants check in
- Manage the transfer of utilities.
